There are 5 different programs we use to get you into your new home:

1) You have great credit. We'd love to find a buyer who can get financed with their own loan and buy the property outright.  These are the buyers with "A" credit who can get 100% financed for any house they want. These are the only buyers real estate agents can work with, but our doors of opportunity are opened much wider. If you do have "A" credit, we'd love to help you find just the home you're looking for.  We even have a program to sell "A" credit buyers a house with NO  MONEY DOWN every time!

2) You have decent credit, but not much of a down payment. Maybe you can get qualified for an 80%, 85%, or 90% loan, but you don't have the cash to complete the deal. We can take back a second mortgage for the difference and you move in with nearly NO MONEY DOWN.

3) You have a big down payment, but your credit is terrible. We can do a creative Seller Financing and get you in with a monthly payment that is lower than any mortgage company or bank could offer you.  You don't even have to go through that whole bank qualifying process for the first few years and you get all the advantages of home ownership.

4) You have a decent amount to put down, and your credit is pretty bad. 65% of Americans have blemishes on their credit report. We can work with you on our Lease-to-Own plan to give you time to get your "credit ducks in a row."  You move into the house of your dreams NOW, without bank approval!  Each month you pay your rent on time, you earn a "Rent Credit" towards the purchase price of your home. 5) If the house needs some TLC, we can give you additional down payment credit for your hard work or sweat equity. The more work that is needed, the more the down payment credit we give you credit for, and the faster you can qualify for your own loan.

AS A BONUS, we may put a 1-year warranty on all mechanical and electrical systems in your new home, we may include a washer and dryer, we may include a refrigerator, we may include a freezer, and we may even include some furniture or lawn equipment with your new home! We may even send you on a two-night vacation, including new luggage, just for buying a home from us!!!

Relocation Option: If you move into one of our homes on a Lease-to-Own arrangement and prove to be a great tenant (pay on time, improve the home with paint and landscaping, and are a pleasure to deal with), you can relocate into another one of our properties and keep your accumulated down payment credit. You can relocate with this credit if you leave House A  better than when you moved in; then you can take your credit with you to House B.  This is an awesome plan for flexibility that you can't get anywhere else!

Please keep in mind that the vast majority of our homes require a monthly payment of at least $800. This is our attempt to make sure that we only work with nice homes in safe neighborhoods. Typically speaking, that would necessitate a household income of at least $35,000.
